Bellway invites community feedback on plans for new homes near Ripley Road

Bellway Strategic Land is hosting a public consultation event for local people to have their say on plans for new homes in Scotton.

The proposals are for land north of Ripley Road to the east of the village, and would include approximately 80 new homes with the potential for a small local convenience store.

 

 

The consultation event will be held on Tuesday 10 February from 3pm to 7pm at Scotton Village Hall, New Road, Scotton.

 

Alex Bowling, Bellway Strategic Land Manager for the North, said:

All members of the community are welcome to attend and find out more about our proposals. We will be on hand to discuss the project and answer any questions they may have.

All the comments we receive during this public consultation process will be carefully considered and will help shape our final proposals before we submit a planning application to North Yorkshire Council.

 

The new homes would feature a range of types and sizes, including 40 per cent affordable homes to help local people find a home which meets their needs. Bungalows could also be included in the housing mix.

The indicative layout for the 20-acre site includes land allocated for a small food store and car park, and 14 acres of green space, including a new village green set around an existing mature tree.

 

Alex said:

Our proposals would create a neighbourhood which has been designed in keeping with the village character, through the use of local materials, low stone walls, and landscaping.

The new village green and open space would provide a welcoming area for everyone to enjoy, while a new village shop would enhance the vitality of the existing community.

This is a sustainable location for new homes, within walking distance of existing amenities such as the village pub, village hall and playing fields, and we plan to create new walking and cycling routes to help the new residents integrate into the village.

We are also proposing significant planting and new wildlife habitats to ensure we deliver a 10 per cent net gain to biodiversity.

All responses and comments should be submitted by 5pm on Friday 27 February 2026, so that feedback can be considered.

The public will have the opportunity to formally comment on any planning application, if or when submitted.

Bellway Strategic Land anticipates submitting a planning application to North Yorkshire Council in the spring or summer, with work starting on site next year, subject to planning consent.
