Yorkshire-based housebuilder Mulgrave has started work on a project which will regenerate a former industrial site in Harrogate Conservation Area into eight sensitively designed townhouses.
The development – called Harrogate One – will be located on the former Franklyn Metal Works and Wrayways site, off Franklin Road, following the demolition of buildings which were most recently used as a builders’ merchant.
The new homes will be built of stone and slate to reflect the architecture of surrounding buildings. Each will have an air source heat pump and electric vehicle charging point to help residents minimise their carbon footprint.
Debbie Foster, Sales Director for Mulgrave, said:
Harrogate One is a truly exceptional project, transforming a derelict part of Harrogate’s beautiful conservation area and enhancing what was a gap in the street scene.
It will also provide a rare opportunity for people to enjoy the benefits of living in an energy-efficient new-build house in this historic location.
The appearance of the homes carefully respects the heritage setting, using traditional-style materials and architectural features which are in keeping with their surroundings, but with the inclusion of modern features which offer the latest standards of comfort and convenience.
Detailed planning permission for the site was secured through two separate planning applications, one for three houses off Strawberry Dale Square, and the other for five houses off Franklin Road.
The development will comprise a mix of two-and-a-half and three-storey townhouses, featuring two two-bedroom houses both with an upstairs study, four three-bedroom houses, and two four-bedroom houses, each with their own garden. Mulgrave Properties will also make a £15,000 Community Infrastructure Levy (CIL) payment to help fund infrastructure improvements in the local area.
Debbie said:
This is a small, select development that has been designed to attract a range of buyers, from first-time buyers through to families. It’s in a sustainable location for housing, just a short walk from Harrogate’s plentiful choice of shops, restaurants, parks and gardens, as well as the railway station which has trains to Leeds and York.
With work now underway, we are looking forward to releasing the first properties at Harrogate One for sale in Spring 2026.
